🔍 What to Expect During Your EPC Assessment
When you book an EPC (Energy Performance Certificate) assessment with us, you’re choosing a straightforward, professional service designed to give you clarity and compliance—with no hassle.
Here’s a step-by-step overview of what happens during the assessment:
đź•’ 1. Appointment Scheduling
We’ll arrange a time that suits you, usually within 24–48 hours. Most assessments take 30–60 minutes, depending on the size and type of property.
🏠2. On-Site Property Inspection
Your EPC assessment is carried out by a qualified and accredited Domestic Energy Assessor (DEA). During the visit, the assessor will need access to all rooms, including the loft (if accessible), and any extensions or conservatories.
They will collect detailed information about:
- Property age, construction, and layout
- Wall, loft, and floor insulation
- Windows and glazing types (e.g. single, double, or triple glazed)
- Heating systems and controls (boiler, radiators, thermostats, etc.)
- Water heating (e.g. immersion tank, combi boiler)
- Lighting (percentage of low-energy bulbs)
- Renewable technologies (if any, e.g. solar panels or heat pumps)
📸 Note: Photos will be taken for evidence, but only of structural or energy-related elements—never of personal belongings.
📊 3. Data Analysis & EPC Calculation
After the visit, the assessor will enter the data into approved software (RdSAP) to calculate your property’s energy efficiency. The system generates an energy rating from A (most efficient) to G (least efficient).
You’ll also receive:
- Your official EPC document, valid for 10 years
- Recommendations for improving your property’s efficiency, which can help lower bills or improve resale/rental value
🗂️ 4. Certificate Submission
Once complete, we register your EPC with the Government’s Central Register (www.epcregister.com).
Most certificates are submitted the same day or by the next working day.
